Renting with IMM
Should you wish to go ahead with a tenancy you will need to pay upfront a 'holding deposit' of £100 to secure the property. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If we are unable to grant the tenancy, it will be refunded.
However this deposit will not be returned if you decide not to continue for any reason, fail to take up the tenancy by the date agreed in our offer letter, or if you fail to provide accurate information in your application.
As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor.
A credit check will be undertaken and, in line with Government legislation, we will require copies of identification such as passport for our files. We may use the services of an independent referencing company to obtain and evaluate relevant references. We subscribe to the protection principles outlined by the Information Commissioner under the Data Protection Act 1998.
Please note there is a nominal administration charge of £25.00, per tenancy, to contribute towards the costs of referencing and insuring your deposit.
We will always provide you with a draft copy of our tenancy agreement for you to read over before you sign.
Rents for our self contained properties are quoted calendar monthly, and are payable monthly in advance. You will also be responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
All of our managed properties with gas appliances are Gas Safe certificated, and visually inspected for electrical safety.
Security deposits are insured by the government-approved deposit protection scheme (mydeposits) in accordance with the legislation introduced in 2007.
